Planning is the key to success. The BEST BUILDING PLANS are those that are yours! I am here to help you develop the BEST BUILDING PLANS possible for a successful project no matter how big or how small. Getting started is easy and is achieved through the development of Conceptual Plans, Study Plans or Preliminary plans. This stage (Stage One) is the time during which I help you develop the Preliminary Building Plans. The Preliminary Floor Plan & The Preliminary Elevations of the Building and a preliminary Site Plan. Each project is unique and unlike any other. Each project has design constraints that may be typical and design constraints that may be unique to each individual project. Typical Design constraints are those imposed by your Local Governmental Agency known as the Community Development Department. This agency is invaluable during the development process because they are the governmental agency that dictates design constraints or requirements and ultimately approves your plans for construction based on Federal, State & Local Laws, Codes and Regulations. Unique design constraints are those imposed by things like the orientation or shape of your building site, the topography of your building site, location or availability of utilities such as Electricity, Water and Sewer and accessibility. Contact your local Community Development Department, describe the nature of your project and request Written Information that documents specific requirements for submittal of your Building Plans. Your Community Development Department will have Fliers or a package they will give you that outlines the Building Plan Submittal requirements. They will probably frown on using an unlicensed design professional but if you are just interested in preliminary plans or development review you do not need a licensed engineer for that. |
